4 Point Inspections

A 4-point inspection focuses on 4 main aspects of a home: HVAC (Heating, Ventilation and Air Conditioning), Electrical wiring and panels, Plumbing connections and fixtures, and Roof. The inspection report will describe the condition and age of these elements. This inspection is important because insurance companies have resisted to issue Homeowner Insurance Policies on older homes (25 years old or more). Their concern is that there may be conditions in an older home that could become a liability to them.

What's in a 4-Point Inspection?

1. Roofing

We determine the type of roof covering, as well as the age and condition. We also check for missing shingles and potential leaks.

2. Plumbing

After evaluating the material and age of the supply and drain lines in the home, we check for evidence of current leaks. This step also includes an inspection of the hot water heater.

2. Electrical

Here, we do a full evaluation of the home’s electrical system, including the type of wiring throughout the house and the age and condition of the electrical panel.

3. Heating and Cooling

At this stage, we check the age and condition of the central heat and air systems in the home. We’ll also look for signs of leaking.
